Kya Home Loan Pre-Pay Kar Dena Chahiye

Jab thodi si jyada income ho jaye to ye saval har home loan lene valo ko aata hai ki kya hume home loan pay kar dena chahiye ya inn paiso ko kahi aur invest karna chahiye.

Home loan pre-pay kare ya nahi isse pehle iske benefit ko samajna jaruri hai. Waise to bohat sare benefit hai par yaha 2 major benefit hai jisse apko pata chalega home loan pre-pay kare ya nahi.

1) Lowest Interest Rate

Home loan ke rate aaj ki date me  8.25% hai, agar personal loan lete hai to apko 12-15% ki rate pe milta hai aur car loan 9-11% ke rate pe milta hai.

To apko pata chal gaya hoga ki home loan sabse sasta loan hai. Hum aage apko bataynge ki Interest rate kais aapko paise pre-pay kare ya nahi woh decide karne me helpful hoga

2) Tax Benefit

Financial Year 2017-18 me Section 80C ke hisab se apko 1.5 Lakh tak ka deduction allowed hai yani agar apka home loan ka repayment 1.5 Lakh se jyada hai to aap tax dedcution ka benefit yahi se utha sakte hai apko kahi aur invest karne ki jarurat nahi hai.

Under Section 24 apko interest repayment pe tax benefit milta hai jisme apko interest dene ki vajah se lose from property ho raha hai jiska aap 2 Lakh tak lose from property claim kar sakte hai.

Aab hum chalte hai apni saval ki aur ki kya home loan pre-pay karna chahiye ? Yeh jan ne ke liye apko apne aap se ye 3 saval puchne honge jisse apko pata chal jayega ki home loan pre-pay karna chahiye ya nahi.

1) Tax benefit lose

Jese ki apko bataya humne ki aap section 80C aur section 24 ke according tax benefit ho rahe hai. To aap samay se pehle pay karte hai to 1.5 lakh ke benefit apko PPF, FD ya ELSS jaisi scheme me invest karke cover kar sakte hai, lekin 2 Lakh interest payment lose from property claim kar sakte the wo adjust karna phir mushkil ho jata hai.

To aap ye lose nahi lena chahte to apko pre-pay nahi karna chahiye.

2) Upcoming expenditure

Agar aap future me koi car, gold, renovation ya personal loan lena chahte hai to apko uske liye paise bacha ke rakhne chahiye kyunki inn sab me apko home loan ke compare me interest jyada dena padega.

To agar apka near future me koi expenditure aa raha hai to apko pre-pay nahi karna chahiye aur agar koi expenditure nahi hai to payment kar sakte hai.

3) Generating more Returns

Aap ko ye calculate karna hoga ki kahi aur investment karke aap home loan repayment se jyada return haansil kar sakte hai ya nahi.

Example. Apke pass Rs. 2 Lakh  hai to home loan repayment se apko 8.25% ka benefit hoga par yahi amount share ya mutual fund me invest karke jyada return gain kar sakte hai.

Yaha apko ye dhyan rakhna chahiye ki mutual fund aur stocks market ke up ya down par depend karte hai. Agar market bohat high hai to ye investment ka sahi time nahi hai isse acha aap loan pay kar sakte hai.

Pre-payment karte time ye jarur dhyan rakhe

  • Agar aap pre-pay karna chahte hai to apko sequence ko follow karna chahiye yani jiska interest rate jyada hai wo loan pehle pay karna chahiye aur phir kum amount vala loan pay karna chahiye.
  • Aap konse time pe pre-pay karte hai aur uss time pe kya interest rate hai ye sab calculate karna chahiye.
  • Yani agar last stage me aap pre-pay karte hai to tab interest rate bhi kum ho chuka hota hai aur principal amount jyada hota hai. Jabki initial stage me apko high interest rate low principal amount ke sath pay karna padega. Iss tarah initial stage pe loan payment karna jyada beneficial hai.
